You’ve heard it before: spring is king when it comes to real estate. New research shows that late spring is the best time to list your home in most of the country.
Are you thinking of listing your home this spring? Read on to get the details on this prime season of selling.
Weather Wise Selling. There are plenty of nerds crunching numbers in many different markets that indicate homes can sell for two percent higher and fifteen percent faster. But the reality is, many buyers retreat during the holidays and the cold months of January and February. Buyers who were previously unsuccessful or just entering the market this year are feeling the itch—and that itch creates demand. Homes that didn’t sell during the holidays are now selling, dispelling the assumption that homes that have been on the market longer than thirty days have something wrong with them. Bottom line, spring fever is just around the corner and you can benefit if you act before May 1.
The school factor. One of the biggest reasons for listing in the spring is to attract buyers who want to move in by summer. The majority of families with school-age children will prefer to move at the beginning of summer so they will not disrupt their kids’ school year, and can make a fresh start in the fall. Most of these families will begin their search in the spring and will be motivated to close the deal by the end of June.
Flower power. Aside from the statistical data, spring is just a more pleasant time to sell your home. With the harsh weather behind you, warmer temperatures bring budding flowers and greener lawns — which equal better curb appeal for your prospective buyer. Your home will look brighter, cleaner and more appealing.
